Most of what damages drywall arrives suddenly — a doorknob, a burst fitting, a storm. Humidity is the exception. It works slowly, it leaves no obvious event to point at, and by the time it's visible it has usually been going on for a couple of years. In a climate like the Tennessee Valley's it's responsible for a surprising share of the drywall problems we get called about, and it's the one homeowners are least likely to have identified correctly.
The Number That Explains Everything
Air can only hold so much water vapour, and how much depends on its temperature. Warm air holds a lot; cool air holds very little. Everything below follows from that one fact.
A July afternoon here routinely sits at 90 degrees and 60–70% relative humidity, and mornings often start near saturation. That air is carrying a great deal of water. Cool it down — against an air-conditioned wall, against a shaded crawl space floor, against a cold-water pipe — and it can no longer hold what it's carrying. The surplus condenses onto whatever cooled it. That's it. That's the whole mechanism behind three quite different-looking problems.
Problem One: The Crawl Space Underneath You
Most older Huntsville-area houses sit on crawl spaces, and most of those crawl spaces were built with foundation vents on the theory that outside air would keep them dry. In a dry climate that works. Here it does the opposite: on a humid summer day you are actively ventilating warm, wet air into a cool, shaded space, where it promptly condenses on the ground, the joists, and the ductwork. Bare earth adds its own moisture on top of that, continuously.
That damp air rises — through the floor system, into wall cavities, up through the house. Drywall is paper-faced gypsum, which is to say it is an absorbent material with a food source printed on both faces, and it takes that moisture up happily.
Problem Two: The Wall Behind Your Furniture
Here's the pattern we get called about most. Dark speckling appears on the drywall along an exterior wall — usually behind a bed, a sofa, a bookcase, somewhere air doesn't move. Or the paint looks faintly blistered. Or there's a musty smell in a room that has never had a leak in it.
Two things are stacking up. The wall surface is cool because the air conditioning is running hard against a hot exterior; humid air working its way into the cavity or the room condenses against it. And the furniture pushed tight against that wall has stopped the only air movement that was drying the surface. Mold establishes in that pocket, and it usually starts on the back of the board where nothing is visible until it's well along.
It's worth saying plainly: this is not a housekeeping failure. It's building physics, and it happens in clean, well-maintained houses constantly.
Problem Three: Mud That Won't Dry
The same physics shows up on our side of the job. Joint compound doesn't dry so much as release its water into the surrounding air — and air already at 85% relative humidity has almost no capacity to take it. In a conditioned house a coat sets overnight. In an unconditioned garage, a house that isn't on its HVAC yet, or a vacant unit with the power off in July, the same coat can still be soft two days later.
Which is why a contractor who promises a one-day finish on new board in unconditioned space in August is telling you they intend to skip coats. Stacking a coat onto a damp one is precisely what produces shrunken, cracked seams six months later, after you've painted and moved back in. The fix isn't heroism, it's a dehumidifier and a fan, or temporary cooling — and an honest schedule.
What Actually Helps
In rough order of impact:
- Deal with the crawl space. A proper vapor barrier over bare earth is the single highest-value thing most affected houses can do, and in a lot of cases the right answer is sealing and conditioning the crawl rather than venting it. This is specialist work and it isn't ours — but it's the step that makes everything else stick.
- Pull furniture off exterior walls. An inch or two of gap restores air movement. It's free and it genuinely works.
- Keep indoor humidity in range. Somewhere around 45–55% is the target. A cheap hygrometer will tell you more about your house than most inspections.
- Check bath and kitchen exhaust. A fan that vents into the attic instead of outdoors is a very common and very avoidable moisture source.
- Then replace the damaged board. Last, not first.
Why That Order Matters
We can replace mold-damaged drywall, and we do. But if the moisture source hasn't been dealt with, new board sitting in the same conditions will be in the same state within a couple of years, and you'll have paid twice for one problem. Where the affected area is small and the source is clear, this is a straightforward job. Where it's extensive, or where anyone in the house has respiratory issues, remediation belongs with a specialist before we rebuild.
