Working in the Historic Districts
Old Athens houses deserve a contractor who slows down. The walls are plaster over wood lath, often with decorative detail, deep original trim, and door and window casings that a careless drywall crew will happily bury a quarter inch of mud against. Our approach in the districts is conservative: repair rather than replace wherever the plaster is still sound, stabilize cracks properly instead of skimming over them, and keep every profile and reveal the house was built with.
The test for whether plaster is finished is simpler than people expect. Original plaster was troweled onto spaced wooden lath and squeezed through the gaps, curling over behind them — those curls, the keys, are what hold the wall up. Press on it. Rock solid means it's keyed and it stays. Spongy, bulging, or hollow-sounding means the keys have broken in that area and that section needs to come out. Hairline cracking on its own tells you almost nothing; a wall can be mapped with it and be perfectly sound.
What we won't do is talk you into gutting walls that only needed a skim coat. If your house sits in a designated district, it's also worth checking with the city before work starts — interior repair usually raises fewer questions than anything affecting the exterior, but it's better to ask than to find out.
Limestone County, Not Madison
Worth knowing if you're planning something more than a repair: Athens and the county around it permit and inspect through their own offices, not Madison County's. It rarely touches a straightforward patch job, but it does matter for new walls, finished bonus rooms, and anything involving egress or electrical. We'll flag anything in your scope that looks like it needs a permit before we start rather than after.
