The Damage That Comes Up From Underneath
Here's the pattern. The drywall along an exterior wall — usually behind a bed, a sofa, or a bookcase, somewhere air doesn't move — develops dark speckling, or the paint starts to look faintly blistered, or there's a musty smell in a room that's never had a leak in it. Nobody spilled anything. The roof is fine. And yet the board is damp.
What's happening is a vented crawl space doing exactly what it was designed to do in a climate where it doesn't work. Humid summer air is drawn into the crawl, hits the cooler surfaces under a house that's being air conditioned, and condenses. Bare earth adds its own moisture continuously. That damp air rises through the floor system into the wall cavities, and drywall — paper-faced gypsum — is happy to hold it. Push a piece of furniture tight against an exterior wall and you've stopped the only air movement that was drying that surface. Mold follows, on the back of the board first, where you can't see it.
We can replace the affected board, and we will. But the honest advice comes first: if the crawl space is bare earth, unvented-but-damp, or holding water in spring, the fix is down there — a proper vapor barrier, drainage, and in a lot of cases sealing and conditioning it rather than venting it. Replace the drywall without that and you're buying the same repair again in two years. We'd rather tell you the order to do things in than sell you the second half of it twice.
