Working With Owner-Builders
Running your own build is a genuinely good way to get the house you want, and the trade most likely to expose a scheduling problem is ours. Drywall is the hinge point of the whole project: it can't start until framing is signed off and the mechanical, electrical and plumbing rough-ins have passed inspection and insulation is in, and almost nothing else can start until it's finished. Everyone after us — trim, cabinets, paint, flooring — is waiting on our last pass of sanding.
So the useful thing we bring to an owner-builder isn't just the hanging. It's telling you honestly how long the finishing actually takes in the season you're building in, so you don't have a trim carpenter booked for a Monday that was never realistic. In a house with conditioned air in October, a whole-house finish runs on a predictable schedule. In July, in a house that's dried in but not yet on HVAC, joint compound has nowhere to send its moisture — the air outside is already close to holding all it can — and coats that would set overnight can stay soft for two days. Rushing them anyway is what produces seams that shrink and crack the following spring, after you've moved in and painted. Get temporary cooling and dehumidification into the house and the schedule comes back. We'd rather give you the real number at estimate time than the optimistic one.
Across Two Counties
One practical note: Toney sits on the county line, and which side your lot falls on determines whose permits and inspections you're dealing with. Madison County and Limestone County run separate offices with their own requirements and their own timelines. It matters more to your general schedule than to us, but we'll flag anything in our scope that's affected so it doesn't surprise you at inspection.
After the First Year
New houses move. The framing lumber keeps drying for a year or two after you move in, and on red clay the ground underneath is doing its own seasonal cycle at the same time. The result is a predictable crop of nail pops and hairline cracks off door and window corners, usually appearing after the first full summer. It's normal, it isn't a defect in the house, and it's worth having it all done in one visit once it's settled rather than chasing each one as it appears.
